Real Estate is a rewarding career for those that work hard. Salespeople spend countless hours not just selling but touring, assessing and educating themselves about the market and about the client they work with. Each Agent effectively runs a business, the income can be as high as you can imagine but the time and money put into it by the agent is also very significant.

Dear Gregg,
It is a year since I moved back to Royal Lepage. This is my 15th year in the real estate industry. I have only worked at 2 brokerages Royal Lepage and another large Brokerage.
I started in 2010, in a very depressed market. Nice homes were selling around $350,000 at the time and many of them for well under what sellers had purchased them for just a couple of years prior. There were plenty of bank foreclosures.
I was busy in those first couple of years, worked hard and made adequate money. I enjoyed working with the Royal Lepage Team. I felt I had lots of support; there were no stupid questions, and you were always encouraged to come for help when needed. The managers were available 24/7, it was great. I assumed that was the way it was everywhere. I assumed wrong!
When the market started to shift, I made good money. There were no hidden costs with Royal Lepage and Bev was always helpful if you had any questions with respect to billing or your invoice. The front-end staff were great, they helped with marketing, listings, and sales. The door was always open, they always made time to help.
I enjoyed most of the realtors I worked with as well. I took for granted how open and trusting the whole atmosphere at the office was. When I went to the other large Brokerage in 2017, it was not because I wanted to leave Royal Lepage, but because I was offered a good deal.
Almost everyone had an assistant you needed one. They had a very lean front end and conveyancing department, they worked hard and really tried to be helpful, they were all very nice people, but they were under pressure all the time. They were also nervous of the managing brokers and guarded with their advice. I am not sure of the system they used (not NEXONE ) but you were asked to submit the same documents 3 or 4 times for every contract. I always submitted my Fintracs with my contracts, they did not use Really Trusted. On several occasions I was told the reason I hadn’t been paid was because they didn’t have them, although they had been submitted weeks before. All sales were paid 10 days after closing, or more. Not the day of completion like Royal LePage.
If you had a problem with a client or another realtor, you were on your own and encouraged to drop it.
Billing was not transparent either. You were constantly paying for things you hadn’t signed up for. You had no control over your own advertising budget or charitable donations. Every year donations were made to charities as a group. The group voted and told you where your money would go and how much. Then a select group would take credit for it.
One of the smartest things I have ever done in my career as a realtor was to make the switch back to Royal Lepage. I really feel like I am part of a family here. The realtors are welcoming, helpful, and generous with their time and knowledge. Everyone on the front end is happy, helpful, and friendly. They are there to make your job easier, ask and they will do it. Bev is amazing, she knows everything and if in doubt she laughs and says I will find out and does. No one is afraid of her. She is never more than a text away 24/7.
Both you and Earl are generous with your time and fun to work with. There are no closed doors at Royal Lepage. If things aren’t perfect, you are open to critique and willing to accept other points of view.
At the end of the day, we are in the business to make money. Well, I can certainly say that I have never had as good a year as I did in 2023 after I returned to Royal Lepage. My costs are considerably less, and I have control over my own expenses, charitable contributions, and advertising. There are no hidden fees. All billing is completely transparent, and I am not responsible for anyone else’s expenses.
But equally important to me are the people I work with. The realtors in this office are real team players. They show up for tour, give positive feedback on listings and are always encouraging and helpful. There is a genuine feeling of happiness and caring here.
The last couple of years at the other large Brokerage I was looking to retirement, I was not enjoying work. All that has changed since returning to Royal Lepage. I look forward to everyday with a new enthusiasm and energy.

The time has finally come for me to pack up and tap out of the real estate world at the end of this month. I think it’s appropriate that with the Thanks Giving long weekend coming up and considering your support of my family and I over the last 25 years that I am adding you to my list of thank you notes this year.
We arrived in the Comox Valley with little to go on except the hopes and dreams of establishing ourselves in an area we loved to vacation in and making a small town a home town for our kids. I had come from a career in the car business where the owner had a very poor attitude towards sales people and did whatever he could to adjust the pay schemes whenever my earnings became what he called unrealistic for a “car salesman”. He was a lawyer so what can I say? You and your management style which celebrated success were a breath of fresh air and allowed me to regain my pride as a salesman and after all isn’t attitude just about everything in the sales business? You can’t imagine how important your support has been to me through the good times and bad especially when accompanied by your timely (though often colourful) advice. You may not know it but you are special and a lot of people owe you for your characteristic “Black Bart with the kind Hart” outlook towards working and community partnerships.
My career as a salesperson for your companies has been a big part in enabling us to achieve the goals dreamed up by two much younger and perhaps naive adults who settled here so many years ago. Karen and I have both developed successful careers, built and paid for our house on the hill, put away money for retirement, enjoyed many outdoor activities and along the way raised and educated a couple of great kids who now consider Courtenay as their home town. As you know there have been bumps along the way but you and the people we’ve met through our various endeavors have always been there to pull us through. For this we thank you and will continue to support Royal LePage in the Comox Valley in all of your community and business activities.
So thank you Greg for being you ( I loved seeing the lap top come crashing into the wall out of your office door back in the day) and keep up the character that has helped raise your company to a place of such high esteem to us and the Comox Valley.

As most long term Realtors in the Comox Valley are aware I was a full time Realtor in the Area for 30 years, and have now retired. In leaving, I have written this letter to thank Gregg Hart and his entire team at Royal LePage for the support I experienced during the time I was licensed under the Royal LePage Flag
As you and many others are aware during.my 30 years, I worked for several other Real Estate Companies as my mind set in my earlier days was that no matter which Realtor or Company I was doing a deal with at the time, it had no reflection on how much income I would receive as a result of that particular deal. I also felt that the Company you work for had no bearing on how successful you were,as In my mind one was the same as the other. To some degree I was right, but wrong as well.

When I decided to leave Royal LePage for Greener pastures in 2010 and go to Remax, part of my thought process at the time was that Remax was a great option based upon Market Share and National and International brand recognition. I was right there as well but also wrong as well.
Where I was wrong, was my income went down by approximately one third 3rd over the next two years and my expenses went up by approximately one third .. I discovered that the Remax concept is simple, massive advertising everywhere, which helps the Corporate flag at the expense of the Realtor paying that bill. What I also discovered was the local Market and the National referral system (Not International) is your bread and butter.
Long story short I left Re/Max and went back to Coast as they were a good company as well and I was a little embarrassed to see if I could go back to Royal Lepage at the time. That was also a Mistake as Coast Realty although a good Company suffered Financially severely over the next few years and eventually was bought out by Royal LePage.
Here is the best part.
That was probably one of the best days of my career as a licensed Realtor when I walked into the Coast office and Greg Hart was there with Bev Bay to welcome us to the Royal LePage Office.
I totally understand now the importance of the Company you work for as their inter office cultures are very different from their competing offices As a result my income rebounded. Sarne of the reasons but not all are:
The large office environment gives you a ton of support.
The available on going Company training sessions available. The Front End support Staff.Bev, Andree, Annette Caroline are all exceptional and help you whenever asked. Broker support when Greg is not around is great as well, Earl Costello gives good sound advice when needed.
The National Referral system and Conferences (which smoke Re/Max’s)
Friday after work Bull Pen socializing with other Realtors of which can be very informative and educational as well.

I had a great time during my Real Estate Career at Royal Lepage, as I made by far the best Income ( both times) than any other Real Estate Office I worked at over the years. I made some great friends and I have the utmost respect for you and the culture that you have created.

The key tasks to start with are:
An English Proficiency exam (unless you have a Bachelor’s Degree) proving you a proficient in reading writing and speaking English.
Apply to UBC Saunders School of Business for the Real estate Course, there are 26 chapter to the course, and you have one year to complete it and you cannot complete it earlier than 13 weeks. You must pass with a minimum mark of 70% (the course is online).
The Applied Practice Course follows once you obtain the passing mark and is 2 weeks of online learning followed by 2 days of in class room study (via zoom).
You must submit a criminal record check along with your ID with the Application of your license.
You must work with a brokerage you have chosen.
You must join the British Columbia Real Estate Association and the Vancouver Island Real Estate Board.
One note when investing and considering Real Estate as your career, there is unfortunately a high rate of failure. Ask a lot of questions when approaching the Brokerage, you intend to join and how they might be able to help you through the Course material making your approach to the course easier.
